เริ่มต้น (รื้อถอน) ดี มีชัยไปกว่าครึ่ง
ก่อนที่จะก้าวไปถึงบันไดขั้นสูงสุด เราต้องเริ่มจากบันไดก้าวแรกเสมอ
อย่างที่ทราบกันดี ไม่มีงานรื้อถอนใด ไม่มีงานก่อสร้างใดไม่การกระทบกระทั่งกับบ้านข้างเคียง ไม่เรื่องเสียง ฝุ่น แรงสั่นสะเทือนไม่อย่างใดก็อย่างหนึ่ง(หรืออาจจะทุกอย่างเลยด้วยซ้ำ) แต่จะต้องทำให้กระทบให้น้อยที่สุด ในเวลาที่สั้นที่สุดการรื้อถอนในที่ชุมชน ในตรอก ซอก ซอย สิ่งแรกที่ควรทำคือ การเข้าพบปะ ทำการปรับความเข้าใจ อธิบายหลักวิธีการทำงานกับเพื่อนบ้านข้างเคียง ซึ่งมีความสำคัญมากพอๆกับผู้ว่าจ้างเลยทีเดียวเคสตัวอย่างงานนี้ เจ้าของเป็นผู้รับเหมาและวิศวกรใช้ลูกน้องทุบรื้อเอง เจ้าของตึกถือว่าเคยคุมงานก่อสร้างเอง ออกแบบเอง จึงคิดว่างานรื้อนั้นง่ายแสนง่าย ง่ายกว่างานก่อสร้างเสียอีก เพราะไม่ต้องมานั่งจับเฟี้ยม ไม่ต้องมีดิ่ง ไม่ต้องก่อ ฉาบ ผสมปูนด้วย จึงตัดสินใจทำการรื้อถอนเอง คุมงานเอง ขออนุญาตเองเริ่มต้นงานรื้อ ด้วยการที่ใช้ผ้าสแลนคุมอาคารที่ค่อนข้างหยาบ (ผมไม่มีภาพประกอบ) เห็นชาวบ้านว่า ทุบแล้วเศษวัสดุกระเด็นออกมาด้านนอกทุกวัน จนมีการร้องเรียนระงับการรื้อถอนชั่วคราว ส่วนตัวลูกน้องที่รับเหมาก่อสร้างก็ไม่มีความรู้ความเข้าใจ และ ไม่มีระบบการจัดการที่ดีเพียงพอ จนถึงขั้นเกือบวางมวยกับชาวบ้าน
สุดท้ายมีปัญหาร้าวลึกกับเพื่อนบ้านจนปัญหาลุกลามเลยเถิดเป็นน้ำผึ้งหยดเดียว ไม่สามารถทำการรื้อถอนได้อีกต่อไป จึงเรียกบริษัท ปิยะมิตร กรุ๊ป ของเราเข้ามาช่วยแก้ไขปัญหา (งานง่ายๆคงไม่เรียกใช้เราแน่ๆ)
ปัญหางานนี้ เรื่องโครงสร้างคอนกรีต ความยากผมให้ระดับ 1/5 คะแนน ส่วนปัญหากับบ้านข้างเคียง 5/5 คะแนนครับ เรื่องนี้ต้นเหตุเกิดมาจากเริ่มต้นได้ไม่ดีเอามากๆ กล่าวคือ การไม่เข้าแนะนำตัว , ไม่มีการติดป้ายประชาสัมพันธ์ใดๆ, ไม่จัดทำ Protection ให้ดีตามสมควร, ไม่มีการพบปะพูดคุย จึงทำให้ปัญหาเข้าขั้นบานปลายจากการต่างคนไม่ลดราวาศอกกัน สุดท้ายงานจึงหยุดชะงัก พร้อมกับการโดนชะลอโครงการก่อสร้างมูลค่าหลายล้านบาทบทสรุปของงานนี้ ผมต้องแก้ปัญหาด้วยการทำแผนการรื้อถอน พรีเซ้นต์วิธีการรื้อถอน โดยมีตัวแทนนายกเทศบาล ทหาร ชาวบ้าน(มาเป็นสิบคน) ตัวแทนเจ้าของ มาร่วมรับฟัง ตรวจสอบ พร้อมร่วมเดินตรวจตราร่วมภายในไซต์งานก่อนทำการรื้อถอน จนชาวบ้านเกิดความพอใจที่ได้ทีมงานมืออาชีพอย่างเราเข้ามารื้อถอน ทุบตึก งานนี้จึงผ่านไปได้ด้วยดี#รับรื้อถอน #รื้อถอน #รื้อตึก #รื้อบ้าน #ทุบตึก #โจ้ทุบตึก #ทุบบ้าน #รื้อโรงงาน #รับเหมารื้อถอน #รับรื้อตึก #รับรื้อบ้าน #รับทุบตึก #LowNoiseDemolition #demolition #解体作業 #解体 #解体ビル #หนีบปูน #หนีบคอนกรีต #รื้อถอนภายใน #รื้อภายใน

Good start is half finish.
Before getting to the highest point, we always have to start from the first step.
As we all know, there is no demolition or construction work without any conflict with the neightborhood, no noise, no dust, nor any form of vibration (or there maybe all of them) we have to make it has the least impact within shortest period of time.
For the demolition work in the community in the alley, the first thing that has to be done is to visit and let people understand the working method. This is very important, equally important as working with
This sample case, the owner is the demolition contractor and the engineer use their own crew to do the demolition work by themselves.
The owner of the building used to manage and design the construction by himself so he think that the demolition work must be easy, even easier than doing the construction as he does not have to build it up, mixing the plaster, so he decided to dismantle the building, manage it and submit permission by himself.
The process started with covering the buidling with shelter net (I don’t have the photos to illustrate it), the local people said that there were materials bounce off the area everyday until there was the file to suspend the work for temporary. The staff who handle the demolition task do not have the good understanding nor do they have good enough management to handle the work, until there were argument with the local people.
Finally the problem has been escalated until they are unable to do any more demolition work. Thus, Piyamitr group company was called in order to help fixing the problem (they wouldn’t call us to do easy task for sure)
For this task, I would put the difficulty scale for the concrete structure for 1 out of 5, while the problem with the neighborhoods with the scale of 5 out of 5. The cause of this was from the bad start, they did not introduce themselves, no announcement sign, no protection measures, no conversation which make the problem get worse until the task was on hold and millions baht construction project had to be on hold as well.
The conclussion of this work, I have to solve the problem by making the demolition plan, presenting the demolition method to the representative of the Municipality,soldiers villagers (about 10 people), the owner’s representative to hear and .to inspect inside the site before starting the work until people are satisfied with the demolition staff for this task to run smoothly
